Northwest Ohio Housing Market Remains Strong as Buyer Demand Continues

Northwest Ohio’s housing market remained active in July, with more homes sold, rising Single Family home values and continued opportunities for homeowners considering a move.

Buyer demand remained strong throughout the region. More Single Family homes sold this July than during the same month last year, and homes moved from active listing to closing more quickly. The median sales price reached $230,000, helping many homeowners continue to build equity.

With fewer homes available, working with a REALTOR® can help consumers understand their options and make confident decisions.”

For homeowners considering selling, current conditions remain favorable. Available inventory is limited, and well-priced homes continue to attract buyer interest. Sellers received nearly 99 percent of their original list price on average, while total Single Family sales volume increased by more than 20 percent from last July.

For buyers, the market remains competitive but manageable with the right preparation. Fewer new homes entered the market in July, giving buyers less inventory to choose from. Securing financing early, establishing clear priorities and working with a local REALTOR® can help buyers respond quickly when the right home becomes available.

The year-to-date results also reflect a healthy market. Through July, Northwest Ohio recorded more completed Single Family sales than it did during the same period last year. Home values and overall sales volume also continued to rise, demonstrating steady consumer confidence in the region.

The Condo and Villa market offered a different mix of opportunities. Sales remained close to last year’s level, while the properties sold during July tended to be smaller or more moderately priced. This helped create options for first-time buyers, downsizers and consumers interested in a lower-maintenance lifestyle.

Although Condo and Villa prices appeared lower than last July, the price paid per square foot changed very little. This suggests the difference was driven more by the types of properties sold than by a broad decline in comparable home values.

As Northwest Ohio moves through the second half of the year, the greatest market challenge will be the limited number of homes available for purchase. Buyer demand remains healthy, but continued sales growth will depend on more homeowners choosing to list their properties.
